Yes the real-estate bubble burst! Yes the current economic outlook is not bright! All of us struggling just to get by! But there really are some real estate investing strategies that will be profitable in 2009!

I think there are at least two. In this article you’ll learn about Master Lease Options (MLO) and how you use them to create massive pay days.

What are Master Lease Options in commercial real estate investing?

Overall there are four steps which describe this strategy:

  • You get owners of income properties in good condition who are tired of owning their underperforming property to let you cure their headache by leasing their entire building for no more than it’s currently renting for each month.
    (This means you are break-even right at the start) Sweet deal uh!
  • You also get an option to buy the property in the future at the current value.
    (note that it’s current value is based on how much income it brings in right now)
  • Then, you improve or replace the management and get the property performing to its potential by increasing the income (and keeping 100% of every new dollar).
    (easy to do!)
  • After that, you exercise your option to buy the property for pennies on the dollar, because it’s now worth much, much more than your option price.
    (Ka-Ching! - You could make hundereds of thousands on one deal)

How cool is that for real-estate investing?

You don’t need a bank loan, you don’t risk any of your own money, and you just try out the property to see if it can be improved. If not you’re done with it. pretty straight forward, eh!

How to Shop for Your Bridal Party Gifts

What is the most important aspect of buying bridal party gifts for your wedding party? There are certainly many factors involved. Namely what type of wedding party people you are asking to be standing next to you on the aisle. Each of them, whether they are man or woman, has their own personalities. Their own likes and dislikes and all this figures prominently into your decision.

At first, you might want to rush out and buy the first gift you see at the mall. I would advise against that. You see, this is your wedding day we are talking about here. One of the most important days and times of your life. You certainly do not want to be haphazard about your shopping at this point. These gifts will be proudly displayed by your wedding party for years to come. You want them to be lasting memories of their involvement to your wedding.

One of the best ways to do this is to personalize the gift itself. There are many companies which allow you to choose a gift and then engrave nearly anything you desire on it. Let say you bought a beer mug as best man gifts or groomsmen gifts to be passed out to your Best Man, groomsmen and ushers. You would then engrave either the date of the wedding and their names or some type of nicknames. So the next time they pour a cold drink, they will think of you. And that is what wedding gifts on your big day should be all about.

 

Cleaning Hardwood Floors

It is easy to build a house using concrete and steel, but it is quite a challenge to do so using wood. You might wonder why this is so, when wood is, perhaps, one of the most common building materials there is around.

This is because, unlike concrete, wood is an exhaustible resource. Meaning, if nobody plants trees, then it’s not likely that we will get any hardwood. And since most of our forest are starting to get depleted, then it is likely that the availability and cost of hardwood would continue to rise over time. Thus, your hardwood floor deserves the best treatment, if we are to expect longevity and stability from them.

So how do we clean our hardwood floors to ensure that they last long enough for the next generations to enjoy and benefit from? Here are some tips you might want to consider.

First, when cleaning your hardwood floor, make sure that you use a broom that explodes at the ends. A broom with too fine bristles won’t trap the dirt and will only have it accumulate within the little cracks and creases.
Over time, this will damage your flooring and eventually cause wear. You won’t be able to notice the changes until the damage becomes apparent. Surely this is something you want to avoid.

Second, do not use oil based soaps to clean your flooring. There are cleaning liquids made especially for hardwood floors that won’t cause damage to their finish. Remember that a finish is what shields your hardwood floor from wear and spills, so must always check if the coat is still thick enough to serve its purpose.

Third, do not leave standing water or wet rags on your hardwood floor. If this is too late, you can choose to either sand the affected area or replace the plank where the damage has been done. But if the water has just been these for a short while and your finish is newly done, then you have nothing worry about. Just wipe the wet area with a soft dry rag and you’re good to go.

Cleaning your hardwood floor requires diligence on your part, because, well, hardwood floors deserve to be maintained properly. They bring stability and sturdiness to your living space. The least you can do is to make sure it is cared for properly.
